Rent vs buy
Buying builds equity but comes with interest, property tax, upkeep and big transaction costs. Renting can win if you invest the difference consistently.
Assumptions
- 25-year amortization, semi-annual compounding, 20%+ down.
- Renter invests down payment and closing costs, plus (or minus) the monthly cost difference.
- Ignores tax on investments, rent control and the principal-residence exemption detail.
